Royal Tunbridge Wells is midway between Eastbourne and Sevenoaks and lies at the heart of one of the most scenic stretches of countryside in England surrounded by the un spoilt beauty of the Weald. Royal Tunbridge Wells has a large indoor shopping center offering a large range of stores and household name supermarkets, sports and recreational facilities, commercial facilities, industrial estates, Kent & Sussex hospital and medical centers. It has a main railway line with regular fast trains to central London (Charing Cross/Canon Street). The Ashdown Forest with its 6,400 acres of heathland for riding (by permit) and walking is nearby. The coast at Brighton, Hastings and Eastbourne can be reached well within one hour's drive.

DIRECTIONS
From Tunbridge Wells town center, proceed to the far end of Upper Grosvenor Road, at the mini roundabout continue straight over passing High Brooms Railway Station on your right hand side, after 100 yards turn left into Baldwins Lane (at the end of the row of houses) opposite P.K. Motors Car Sales, then take the first right hand turning where Godfrey's Yard can be found directly in front.

ACCOMODATION
LicenceEach unit is under a 5 month and 3 weeks licence, (longer terms easily accommodated). The Licensee has responsibility to keep the area in good and tenantable repair and condition.
MonthlyServices (not telephone), offices are inclusive of heating.. It is a requirement that rent is paid by Standing Order. The buildings are not VAT able but the Licensor does retain the right to elect to do so at any time.
Legal CostsThere is a charge of £125.00 plus VAT made to all ingoing Licensees to cover the cost of the preparation of the Licence.
DepositA refundable deposit is required from each Licensee, equivalent to one month's rent, payable upon completion of the formalities.
Car ParkingCar Parking is provided in a central yard area and is by arrangement.
